The maths that makes turnover painting different
Turnover painting is not remodel painting. The job is standardised, the timeline is everything, and it repeats across a whole portfolio.
- A typical two-bedroom unit repaint: 1 to 2 days with a proper crew
- Walls-only refresh, which is the most common: 1 day
- Full repaint including ceilings, doors and trim: 2 to 3 days
A vendor who takes five days on a two-day job just cost the owner an extra $150 to $300 in vacancy — often more than the price difference between painters. Speed, not the lowest hourly rate, is what cheap actually means in turnovers.
What to require from a turnover painting vendor
- Fixed unit pricing. Per-unit or per-square-foot rates agreed in advance, so every turn is a work order rather than a negotiation. It also makes owner billing clean.
- A standard colour program. One or two approved colours and sheens per property, documented, so any unit can be touched up years later without repainting whole walls. Eggshell or satin on walls for scrubability; semi-gloss on trim and in wet areas.
- 48 to 72 hour scheduling. A real turnover vendor holds capacity for property manager clients and confirms within one business day.
- Honesty about touch-up versus repaint. After a twelve-month tenancy most units need touch-up and one accent wall, not a full repaint. A vendor who always quotes the full job is billing your owners for work they do not need.
- COI and W-9 on file. Insurance certificates listing the management company as certificate holder, before the first job rather than after.
- Photo documentation. Before and after photos delivered with the invoice, so you can show the owner exactly what was done.

In our humidity, bathroom and closet walls in rentals frequently develop surface mildew, especially in units where tenants run the air conditioning minimally. Painting over mildew without treating it guarantees it comes back through the new paint within months.
The correct process is: treat with an antimicrobial wash, dry, stain-blocking primer where needed, then paint with a mildew-resistant formulation in wet areas. Ask your vendor what their mildew protocol is. If the answer is that they paint over it, keep looking.
Bundling the exterior into the same visit
Managers of duplexes, townhomes and small multifamily buildings can compound the saving by bundling. While the interior crew turns the unit, the same vendor washes the exterior, the entry and the walkways. One mobilisation, one invoice, and the unit photographs dramatically better for the listing.
