What does the letter usually mean?
Most communities on the Emerald Coast have appearance standards written into their rules. A letter about the outside of your house almost always means someone noticed visible growth or staining — not that anything is wrong with the house itself. Read it for two things: what is cited and the deadline.
What should I do this week?
- Read exactly what the letter names — the roof, the driveway, a wall, the fence
- Take your own photos so you know the starting point
- Book an estimate with a local company
- Reply to the HOA with the date the work is scheduled — most boards are happy once they see a plan
What usually gets flagged?

Do I need HOA approval to wash?
A plain wash rarely needs approval, because it does not change how the house looks. Sealing pavers, staining wood or repainting can change the look, so check those with the architectural review first. We can send product details to the board if they ask.
Can you send proof to the HOA?
Yes. We photograph every area before and after, and we can email the photos to you or straight to the management company so the file is closed without anyone driving out to check.
What if I don't live here full time?
Many owners on the Emerald Coast live out of state, and HOA letters often arrive weeks after the problem started. You do not need to be here for the wash. Send us the letter and the address, approve the written estimate by email, and we will do the work, photograph it and send the photos to you and the association the same day.
How do I avoid the next letter?
Put the house on a schedule instead of waiting for a letter:
- Every 6 to 9 months close to the Gulf
- Every 9 to 12 months a few streets back
- Roof every 24 months or so
