How fast can a unit actually be turned?
Faster than most schedules assume, because paint is not the constraint. Modern low-VOC acrylics recoat in two to four hours, so a two-person crew completes a standard two-bedroom walls-only repaint in one working day, ready for cleaning the next morning.
- Walls-only refresh, the most common — 1 day
- Typical two-bedroom repaint — 1 to 2 days
- Full repaint including ceilings, doors and trim — 2 to 3 days
The maths that makes turnover painting a different service
Turnover painting is not remodel painting. The job is standardised, the timeline is everything, and it repeats across a whole portfolio.
A vendor who takes five days on a two-day job just cost the owner $150 to $300 in vacancy — often more than the entire price difference between painters. That is why speed, not the lowest hourly rate, is what cheap means here.
Touch-up or full repaint after a tenancy?
After a twelve-month tenancy, most units need touch-up plus one accent wall — not a full repaint. A vendor who always quotes the full job is billing your owners for work they do not need, and eventually an owner notices.
That is what the standard colour program is for: one or two approved colours and sheens per property, documented, so a unit can be touched up years later without repainting whole walls. Eggshell or satin on walls for scrubability, semi-gloss on trim and in wet areas.
What about mildew in a unit that has been sitting?
It is common here and it has to be treated rather than covered. Bathroom and closet walls in Gulf Coast rentals develop surface mildew, especially in units where the air conditioning has been run minimally between tenancies.
Painting over mildew guarantees it returns through the new paint within months. The process is an antimicrobial wash, complete drying, a stain-blocking primer where needed, then a mildew-resistant formulation in wet areas. Ask any vendor what their mildew protocol is — if the answer is that they paint over it, keep looking.
Bundling the exterior into the same visit
For duplexes, townhomes and small multifamily, the saving compounds. While the interior crew turns the unit, the same vendor washes the exterior, the entry and the walkways. One mobilisation, one invoice, and the unit photographs far better for the listing.
That is exactly why a company doing both cleaning and painting is more useful to a manager than two separate vendors. See property management services for the vendor agreement terms.
