Refinishing tile without tearing it out is possible and far cheaper — but not on every surface.
Painted tile lasts 3 to 5 years on a backsplash or a bathroom wall and rarely survives 18 months on a floor or inside a shower. It is a legitimate way to change a room for a fraction of a retile — as long as the surface is one of the ones that tolerates it.
Where it works
- Backsplashes and other vertical surfaces that get wiped rather than scrubbed
- Bathroom walls outside the shower enclosure
- Decorative and fireplace surrounds
- Dated floor tile in a low-traffic room, accepting a shorter life and touch-ups
Where it does not
- Inside a shower or a wet room. Constant water plus constant heat lifts any coating, and behind it you get exactly the mould problem you were trying to cover.
- Kitchen and hallway floors. Foot traffic plus grit is an abrasive, and no floor coating survives it in a Florida house with sand coming through the door.
- Countertops with food contact. There are coatings sold for it; there is a reason we do not use them.
What decides whether it holds
The same thing that decides every coating job: the preparation.
- Degrease. Kitchen tile carries invisible grease and nothing bonds through it.
- Etch or abrade the glaze. Tile is designed to repel liquids, which is exactly the wrong property. It needs a mechanical key.
- The right bonding primer. Not general purpose — an epoxy or a dedicated bonding primer for glazed surfaces.
- Do not paint the grout lines flat. Filling them removes the texture that made the surface read as tile, and it looks like a painted wall with a grid drawn on it.
Two coats, 24 hours between them, and 7 days of cure before anything wet touches it. The failures we get called to fix were almost all used on day two.
Is it worth it?
On a rental between tenancies, often yes: it is 1 day of work against a week of retiling plus a vacant unit at $50 to $100 a day. On a house you plan to keep for a decade, put the money into the tile instead.
How do you maintain painted tile?
Gently, and that is the trade-off you are accepting. Wipe with a soft cloth and a pH-neutral cleaner; no abrasive pads, no bleach, no steam. Touch-ups are easy — keep a labelled jar of the finish coat, because you will want it in year 2 — and a chip caught early is a 5 minute job rather than a re-coat.
