Buyers see your listing photos long before they see your house. Why a wash is the cheapest pre-sale upgrade, what to clean and when to book it.
A pressure wash takes 3 to 5 hours on most homes, costs a fraction of any repair, and changes the first thing every buyer sees: the listing photos and the walk to the front door. If you are about to sell on the Emerald Coast, it is the cheapest upgrade you can make.
Why does curb appeal matter so much here?
Because many buyers see your home online first — and some never see it in person before making an offer. A lot of buyers on the Emerald Coast live out of state and shop for a second home or a rental from their phones. A grey driveway, a green north wall or a streaked roof all show up in the photos and make the house look older than it is.
What should I wash before listing?
- The driveway and front walkway — they lead the eye to the door
- The front elevation — the wall in the main photo
- The roof, if dark streaks are visible from the street
- The entry, front door frame and porch ceiling
- The pool deck and patio — in the photos of every beach listing
- Fences, screens and gutters — small things buyers notice
When should I book it?
About 1 to 2 weeks before the photographer comes. That leaves time for anything the wash reveals — a spot of peeling paint, a stained step — to be fixed before the photos. Do not book it the same day as paver sealing: sealer needs dry pavers.
Should I wash or paint?
Wash first. A clean house often looks good enough to list as it is. If the wash shows chalky or peeling paint, an exterior refresh — front elevation, trim and front door — gives most of the effect of a full repaint for a fraction of the cost. See our exterior painting page.
Will the inspector care?
A wash is not a way to hide problems, and it should not be. What it does is let the inspector — and the buyer — see the real condition of the house instead of guessing through a layer of algae. Clean surfaces make for a calmer inspection.
What if the house is a rental right now?

Buyers decide in the first photo whether they will look at the second one.
