What makes Destin hard on an exterior?
Between the harbor and the Gulf, Destin properties get salt from two directions and almost no shelter. Vacation rentals here turn over weekly in season, so exterior work has to be scheduled around bookings — we hold October to April for the buildings that cannot lose a summer week.
That puts Destin on a wash cycle of every 6 to 9 months — the Gulf-front band — against every 12 months for a typical inland Florida property. We work across Crystal Beach, the HarborWalk and harbour district, Kelly Plantation and the neighbourhoods off Destin Commons.
Why does Destin get salt from two directions?
Destin sits on a narrow strip between the Gulf and Choctawhatchee Bay, with the harbour cutting through the middle of it. There is no genuinely sheltered elevation on most of the peninsula: a wall that is not facing the Gulf is usually facing the harbour.
That changes the maintenance answer. In most coastal towns you can point at the exposed side of a house. In Crystal Beach you often cannot, and the whole envelope needs to be on the same 9 to 12 month schedule rather than one face on a short cycle and the rest on a long one.
The harbour side brings its own problem that open Gulf frontage does not: boat exhaust and marine grime on railings, canopies and glass around HarborWalk, which does not respond to water alone.
How is a wash quoted in Destin?
By elevation, not by building. On a property this close to open water the exposed face and the sheltered face are on different clocks, and a single price for "the whole house" is either overcharging for one or shortchanging the other.
