Salt, sun and humidity shorten the life of any paint. These are the real intervals we see in Santa Rosa Beach.
The exterior maintenance year on this coast has four moves, and only one of them is painting. A property that does the other three reaches the top of its 5 to 7 year repaint range; one that skips them repaints in year four and wonders why. Here is the calendar, month by month.
October to April — the only real window for paint
Lower humidity and milder temperatures let the film cure properly. Summer afternoons bring storms and dew points that trap moisture under fresh paint, and on a rental property they also collide with the weeks that pay for everything.
This is when full exterior repaints, stucco repairs and elevation-specific touch-ups get booked. Stucco patches need 7 days of cure before paint, so repairs go at the front of this window and not at the end.
February to March — the annual wash
Before pollen season, after winter storms. This is the single highest-return thing on the calendar: an annual soft wash removes the salt and mildew that are breaking the paint film down, at roughly a tenth of what an early repaint costs.
May to June — after pollen, before the season
Pollen leaves an organic film that feeds algae for months, which is why a driveway often looks worse in June than it did in February despite nothing changing. Driveways, pavers and pool decks get their yearly clean here, and rental properties get their photographs taken.
September to October — the inspection
Walk the property after storm season and before the paint window opens. What you are looking for is chalking, uneven fade between elevations, hairline cracks at window corners, and rust bleed below fixtures. Two or more of those on the same elevation means booking the winter.
Buildings within 2 miles of the Gulf repaint every 5 to 7 years, beachfront every 3 to 5, inland every 8 to 10. Washing between cycles is what decides where in that range you land.
What about condos and associations?
Same calendar, different unit of planning. Community work is quoted per building and phased so it fits a reserve study, and the Gulf-facing elevation belongs on a separate line from the street side — they are on different clocks. See HOA and community painting.
