Most Emerald Coast homes cost $250 to $600 to pressure wash. The 5 things that move your price, what costs extra, and why the cheapest quote often isn't.
Most single-family homes on the Emerald Coast cost between $250 and $600 to pressure wash, and 5 things decide where yours lands in that range: size, height, surface, how much growth there is, and what you add on. Here is how pricing really works, so you can compare quotes fairly.
What decides the price?
- Size. More wall and more driveway means more time.
- Height. A 3-storey beach house takes longer than a single-storey ranch and needs different equipment.
- Surface. Stucco, painted wood and siding need a soft wash with a cleaning solution; plain concrete is faster.
- Growth. A house washed last year cleans faster than one left for three.
- Extras. Roof, driveway, pool deck, fences and rust stains all add time.
Why do quotes vary so much?
Because they are not quoting the same job. A very low price usually leaves something out: the soft-wash solution that actually kills mildew, the time spent protecting your plants, insurance — or all three. The most expensive wash is the cheap one that strips paint or pushes water behind the siding.
What usually costs extra?
- Roof cleaning — soft wash only, usually every 24 months
- Paver sealing — a second visit once the pavers are dry
- Rust stain removal — a separate chemical treatment
- Gutter exteriors — the dark streaks on the face of the gutters
Is it cheaper to do several things at once?
Usually, yes. One visit for house, driveway and pool deck costs less than three separate visits. Rentals and HOAs often set up a recurring schedule, which keeps the property from ever getting to the expensive, heavily stained stage.
Do rentals and second homes cost more?
Not for the washing itself. What changes is the scheduling: a rental has to be done between check-out and check-in, and a second home is often cleaned while the owner is away. We plan around both at no extra charge, and owners who are not here get before-and-after photos instead of a walkthrough.
How do I get an exact price?
Send a photo and the address. We reply within 24 hours, visit for free and give you the method and the price in writing — no number guessed over the phone.
Is it worth the money?
On the coast, yes. Salt and mildew are what break exterior paint down, and paint near the Gulf lasts 5 to 7 years instead of 8 to 10 inland. A regular wash costs a small fraction of repainting a year or two early.
