A checklist of what a complete pressure washing service should cover — from the estimate visit to the final walkthrough — so you can compare quotes fairly.
A complete house washing service on the Emerald Coast usually takes 3 to 5 hours and covers at least 8 steps, from protecting your plants to a final walkthrough with you. Use this checklist to compare quotes, because two prices that look similar often cover very different work.
Before the job: what should the estimate include?
- A visit to the property, not a price over the phone
- The method for each surface — pressure or soft wash
- What is included: walls, roof, driveway, pool deck, fences, screens
- How long it will take and when the crew can come
- The price in writing and proof of insurance
On the day: what are the steps?
- 1. Walkthrough. The crew checks for loose paint, damaged screens, open cracks and anything fragile.
- 2. Protection. Outlets, lights and doorbells are covered. Plants are soaked with water.
- 3. Pre-rinse. Loose sand and dust come off first so they are not scrubbed into the surface.
- 4. Soft wash of walls and roof. Cleaning solution goes on and is left to work for 10 to 15 minutes.
- 5. Rinse from the top down. So nothing drips onto clean areas.
- 6. Pressure cleaning of hardscape. Driveways, walkways and pool decks with a surface cleaner.
- 7. Detail work. Stains, rust and the bottom of fences get extra attention.
- 8. Final rinse and walkthrough. Plants are rinsed again and you see the result.
What add-ons are common?
- Roof cleaning — soft wash only, usually every 24 months. See roof cleaning.
- Paver sealing — done on a second visit once the pavers are dry. See driveway and paver cleaning.
- Gutter exteriors — the streaks on the front of gutters.
- Rust stain removal — a dedicated treatment, not more pressure.
What should not be in the service?
High pressure on stucco, siding, painted wood or shingles. If a quote says it will pressure wash the whole house at one setting, ask how it plans to protect those surfaces.
How often should the service be repeated?
- Gulf-front homes: every 6 to 9 months
- Homes a few streets back: every 9 to 12 months
- Inland homes: about every 12 months
How much does it cost?
Most single-family homes cost between $250 and $600. Rentals and associations often set up a recurring plan so the property never falls behind.
Compare what each quote includes, not just the number at the bottom.
