Why is post-construction cleaning three visits?
Because drywall dust is not dirt. It is a fine powder that stays suspended in the air for days and comes back down onto every horizontal surface after each clean. A single-pass post-construction clean looks perfect for about four hours.
The standard sequence is a rough clean once the trades are out and the debris is gone, a detail clean once the dust has finished falling, and a final touch-up immediately before handover or photography.
What a construction clean covers that a regular clean does not
The surfaces are the same. The problems are not:
- Adhesive residue, paint spots and label glue on glass and hardware
- Inside every cabinet and drawer, where dust settles before the doors are hung
- Vents, returns and the tops of every trim run and door frame
- Grout haze and the film left on new tile and stone
- Window tracks and sills, which hold construction grit longer than anything else
- Light fixtures and fan blades, which are usually installed dusty

When the same company also handled the painting, the clean is scheduled around the cure rather than into it. Cleaning solvent on paint that is dry to touch but not cured leaves marks, and that is a surprisingly common way for a good paint job to be damaged in its first week.
How long does each pass take?
For a typical 2,000 square foot house or fit-out: the rough clean is 4 to 6 hours, the detail clean 6 to 8 with a 2-person crew, and the final touch-up 1 to 2 hours immediately before handover or photography.
The gap between passes matters as much as the passes. Leave at least 48 hours between the rough and the detail clean so the airborne dust has finished settling, otherwise the second pass is cleaning dust that is still in the air and a third one will be needed anyway.
Where we also did the painting, the clean is booked around the cure rather than into it. Cleaning solvent on a coat that is dry to touch but 3 days from cured leaves marks, and that is a surprisingly common way for a finished job to be damaged in its last week.
