On 30A, the right cleaning method changes every mile: Seaside's painted wood, Rosemary Beach's stained cedar and Alys Beach's white masonry all need a soft wash under 500 psi, while the pavers and pool decks beside them need full pressure. Here is what owners and rental managers on the corridor should know before booking a wash.
Why is 30A harder on houses than it looks?
The corridor runs through South Walton just behind the Gulf, so almost every home gets salt on the breeze. Much of it is also shaded by scrub oak and pine, and several communities sit beside coastal dune lakes. Salt, shade and humidity together are the recipe for fast mildew. Gulf-front homes usually need washing every 6 to 9 months.
How does the method change from one community to the next?
- Seaside — pastel painted clapboard and metal roofs. Low pressure only, or the paint lifts. More on Seaside.

Do you need approval to wash a home on 30A?
Several communities have architectural review and design standards. A plain wash does not change the look of a house, so it rarely needs approval. Sealing pavers, restaining wood or repainting after the wash can, so check those first. We send product details to review boards on request.
How do you fit a wash into the rental calendar?
Most 30A homes are booked through much of the year. A typical house wash takes 3 to 5 hours, so it fits into a changeover day if the crew starts right after check-out. For tight calendars we split the work: hardscape on one changeover, walls and porches on the next.
What gets forgotten?
Outdoor showers, the underside of balconies, dune walkovers and the screens on the porch. These are the places guests notice and reviews mention, and they are quick to clean while the crew is already there.
