Orange Stains on Your Driveway? Blame the Sprinklers

Those orange stains on Florida driveways and walls usually come from well water in the sprinklers. Why pressure washing won't remove them and what will.

Orange stains fanning out across a Florida driveway usually come from sprinkler water, and most of them lift in a single visit with a rust treatment left on for 5 to 10 minutes — not with more pressure. Many irrigation systems here draw from wells with iron in the water, which is why these stains are so common, and why a pressure washer alone will not shift them.

Where do the orange stains come from?

  • Well water in the irrigation system. Iron in the water lands on concrete and stucco every morning and oxidises — it rusts — in the sun. That is why the stains form in a spray pattern.
  • Fertiliser. Some lawn fertilisers contain iron. Granules that land on the driveway leave little orange dots after the first rain.
  • Metal left outside. Patio furniture, planters and tools leave rust rings on pavers and pool decks.

Why won't pressure washing remove them?

Because the iron is inside the pores of the concrete, not on top. High pressure polishes the surface around the stain, which can make the mark stand out even more. Rust needs a rust remover — a mild acid-based treatment — left on for 5 to 10 minutes and then rinsed away. The rest of the driveway is cleaned normally afterwards so everything matches.

Can rust be removed from stucco and pavers too?

Usually, yes. Stucco and light-colored pavers need care, and colored or stamped concrete gets a test spot first, because some treatments can lighten the color. We always check a small area before treating a whole wall or deck.

Will the stains come back?

If the source is still there, yes. To stop them:

  • Aim the sprinkler heads away from walls, driveways and walkways
  • Ask an irrigation company about an iron filter or treatment for the well
  • Sweep fertiliser off hard surfaces before it rains or before the sprinklers run
  • Move metal furniture onto pads

What can I do about it today?

Walk the property after the sprinklers run and watch where the water actually lands. If a head is spraying the driveway, the wall or the side of the garage, turning it a few degrees is free and stops new stains tomorrow. Take a photo of the worst stain while you are out there — it is the most useful thing to send with an estimate request, because it shows the color, the spread and the surface in one picture.

How is it priced?

Rust removal is priced separately from the wash, because it is a separate treatment and depends on how much surface is stained. The price is in the written estimate after the visit, so there are no surprises.

Pressure alone moves the dirt. Rust needs chemistry.
