Is Santa Rosa Beach one place or several?
Several. Santa Rosa Beach covers the beach communities south of US 98 along 30A and a large stretch of wooded neighborhoods north of the highway, toward Choctawhatchee Bay. They age differently:
- Beach side, along 30A — salt spray and sand on every elevation. See pressure washing on 30A.
- North of 98, toward the bay — more trees, more shade, more humidity. Mildew, not salt, is the main problem.
- Newer subdivisions — stucco and fiber-cement siding with large driveways, where the hardscape gets dirty first.
Which surfaces take which method?
- Concrete driveways and pavers — high pressure with a surface cleaner, for an even finish
- Stucco — soft wash only, because pressure widens hairline cracks
- Fiber-cement and vinyl siding — soft wash, so water is not forced behind the laps
- Painted wood and trim — soft wash, gentle rinse

Why does mildew keep coming back north of 98?
Because under tall pines and oaks the walls never fully dry. Mildew grows into the paint instead of sitting on it, so a rinse only makes the wall look clean for a few weeks. A soft wash with 10 to 15 minutes of dwell time kills the growth and lasts much longer. Trimming plants so there is about a foot of air around the walls also helps.
Do HOAs in Santa Rosa Beach require washing?
Many communities include exterior cleanliness in their rules. If you have received a notice, a professional wash usually resolves it in one visit, and we can send before-and-after photos directly to the association.
