Gulf-front towers, rental homes and busy walkways: how Panama City Beach properties should be washed, how often, and how to work around guests.

On a Gulf-front building in Panama City Beach, the side facing the water can need washing twice as often as the side facing Front Beach Road — every 6 to 9 months against about 12. That single fact changes how owners and associations should plan cleaning in PCB.

Why does one building need two schedules?

The seaward side takes constant salt and full sun; the street side is far more sheltered. Washing the whole building on one schedule means either paying for the sheltered side too often or letting the exposed side go too long. We quote PCB work by elevation for that reason.

What gets dirty first in PCB?

  • Balconies and railings — salt builds up in every joint
  • Walkways and stair towers — sand, sunscreen and foot traffic
  • Pool decks — slippery algae and sunscreen film
  • Entry areas and signage — what guests see and photograph on arrival

How are condo towers and rental homes different?

Condo towers are washed stack by stack, with notices posted in advance and work planned in mid-week windows when fewer guests are checking in. Elevations are soft washed; hardscape gets pressure. More on this in condo pressure washing.

Rental homes around Laguna Beach, Bay Point and Grand Lagoon are usually washed on a changeover day. A typical home takes 3 to 5 hours, and the walkways are dry long before check-in.

Pressure or soft wash in PCB?

Pressure on concrete and pavers; a soft wash under 500 psi on stucco, siding, painted surfaces and roofs. On older stucco especially, high pressure opens cracks and lets salt water reach the metal behind the wall, which then rusts and stains.

When is the best time to wash?

Before the season, between February and April, so listing photos are taken on a clean property — and again after the summer if the building is directly on the Gulf. Associations can put both washes in the yearly maintenance plan.

How do you remove rust stains from PCB balconies?

Rust from railings, patio furniture and irrigation water leaves orange marks on concrete and stucco. More pressure does not remove them — it only polishes the surface around the stain and makes it stand out. We treat rust with a dedicated remover, let it work for 5 to 10 minutes, rinse, and then wash the rest of the balcony as normal. Metal railings are rinsed thoroughly afterwards so no salt is left sitting in the joints.
